Rogue Valley Cash Buyers is operated by Jonathan Yturralde, a Residential Property Wholesaler registered with the Oregon Real Estate Agency. Registration No. [REGISTRATION NUMBER].
What a wholesaler is
When we market a property, we will have, or have only, an equitable interest in it, and we will not have, or do not have, legal title to it. A person who has an “equitable interest” in a property is someone who has contracted with the current owner for the right to buy the property at a later date.
A wholesaler may assign its equitable interest to another party before closing, for a profit. That means after you sign a purchase agreement with us, we may either close on the purchase ourselves or assign our contract to another buyer, and we may earn a fee for doing so.
Your right to cancel
A buyer or seller may cancel a contract with a wholesaler, without penalty, through the third business day after receiving the Residential Property Wholesaler Written Disclosure. If a wholesaler fails to provide that written disclosure before entering into a contract, the seller may cancel at any time without penalty and keep any earnest money.
The official form
Before you sign any contract with us, we will give you the Oregon Real Estate Agency's “Residential Property Wholesaling Disclosure by Property Wholesaler” form in writing. You can read the current version, and more about Oregon's wholesaling law, on the Oregon Real Estate Agency's website.
Questions about this disclosure? Call or text us at (541) 415-8477. You are always welcome to have an attorney or real estate broker review any agreement before you sign it.
